Whether you need to make changes because you’re trying to sell your home or because you want to ensure safety, roof maintenance is a key piece of holding the home together. However, some situations may call for either roof repairs or replacement, but you might not be sure which is more appropriate.

Do You Need Roof Repairs, or More?

To begin to determine what it is that needs to be done, you should consider the age of the roof. If it’s very old (say, over 15 years), then you should have it inspected to get a professional opinion. Of course, you should do this anyway to make sure you’re making the right decision.

If you can safely (read as: from the ground) do so, then check to see how the shingles look. Are they curled or broken? Are there patches missing? “A couple of missing shingles may not necessitate replacement in all cases, however, there’s a serious risk that the underlayment gets damaged if there are shingles missing.” You don’t want to compromise the seal that keeps the inside of your home warm and dry.

When considering roof repairs versus a complete replacement, there is a lot to consider. Yes, the former may be less expensive and take less time, but it may be that you really do need a new roof. Neglecting this for too long can cost you in the long run and may also lead to major safety concerns. It does depend on the problem, though, as a few shingles can be quickly replacement. Again, speak with a pro to get a better sense of your situation before taking action.
